THE ROOFERS WHO CALL YOU BACK

Metal roofing in St. Louis

Metal roofs on houses and on commercial buildings. Standing seam and exposed-fastener systems are different roofs, and the bid should say which one is being installed or repaired.

Residential and commercial metal

Crews install metal roofs. On a house that is usually a standing-seam roof or an exposed-fastener panel roof over a deck, detailed at the eaves, the valleys and the walls. On a commercial building it may be the same kind of architectural metal, or it may be the screw-down panels on a metal building. The fasteners, the underlayment and the way the panels meet a wall are not the same details, and a scope that says only "metal roof" is not finished.

Metal is a roof system we install alongside the membrane systems on our other pages. A building that is part membrane and part metal gets both detailed where they meet. That joint, not the middle of either roof, is where the leaks start.

Standing seam and exposed fastener

Standing seam hides the fasteners in the raised seams. The panel is clipped or fastened in a way the weather does not sit on a screw head. It costs more to install and it has fewer holes in the weathering surface. It is the system most people mean when they ask for a metal roof on a house or on an entry that should look finished.

Exposed fastener, sometimes called screw-down, puts a gasketed screw through the face of the panel into the deck or the purlin. It is a straightforward roof on a metal building, a porch or a utility structure. The screws are also the maintenance. The gaskets weather, the screws back out, and a roof that was tight becomes a pattern of small leaks. Replacing washed-out screws and gaskets is a repair. Pretending those screws last as long as the panel is how the ceiling stains show up in rows.

We install both, and we say which one the building is getting. We do not describe an exposed-fastener roof as if it were standing seam.

  • Standing seam where the fasteners are hidden in the seam
  • Exposed fastener where gasketed screws hold the panel down, and those screws are part of the maintenance
  • The system named in the written scope

Metal building roof repair

A metal building leaks at fasteners, at endlaps, at skylight curbs and at the trim where a wall panel meets the roof. The field of the panel is rarely the first failure. A repair tightens or replaces fasteners, reseals endlaps and rebuilds the trim that has opened. It is worth doing when the panels themselves are not rusted through.

When the panels are rusted through, or the purlins have moved, the repair is a new panel roof, not another bead of sealant. Active leaks on a commercial metal roof can also start as a repair visit on the repair site. Installation and replacement of the metal system stay on this page.

Hail

Hail dents metal. A dent is not, by itself, a hole. Standing seam and exposed-fastener panels both show hail as dents on the flat of the panel, and the finish can crack at a sharp hit. Whether that dent is only cosmetic is a look at the seams, the clips or the screws, and the underlayment if a panel has opened. We do not treat every dent as a full replacement, and we do not tell an owner a badly opened seam is only cosmetic.

After a hail storm the useful record is photos of the dents, the ridges and the fasteners, plus a note on whether the panel still sheds water. That record is what you can hand an insurer. We document the roof. We do not decide the claim.

Warranty

A metal roof we install carries our written labor and workmanship warranty. The term is on the certificate for the job. Finish warranties and panel warranties from a mill are manufacturer terms, and we do not restate them on this page.

Questions about metal roofing

Do you install metal roofs on houses and on commercial buildings?
Yes. Both. The details change with the building. The scope says standing seam or exposed fastener.
What is the difference between standing seam and exposed fastener?
Standing seam keeps the fasteners in the seam. Exposed fastener puts gasketed screws through the panel. The screws need maintenance. They are not the same roof.
Does hail mean the metal roof has to be replaced?
Not by itself. Hail dents panels. We look at seams and fasteners and say whether the roof still sheds water or whether panels have opened. Dents alone are not a leak.
Can you repair a leaking metal building?
Often, at the fasteners, endlaps and trim, when the panels are not rusted through. An active commercial leak can start on the repair site. A rusted-through panel roof is a replacement.
Do you list a metal-roof price?
No. The price is the written scope after we see the roof. Panel type, underlayment, trim and how the roof meets the walls are what change it.
Do I get photos from the inspection?
Yes. We photograph what we find and go through it with you, so you see what we saw.
